According to Zhitong Caijing APP, on August 5th, CR Property announced the top 50 companies in China's property service industry that added new contract areas in July. In July, the top 50 companies added approximately 6968 million square meters of new contract area, with a third-party expansion scale reaching 6242 million square meters, and leading enterprises continued to expand. Compared to June, the number of projects expanded by 7%. This month, there were 692 projects in total, with 27.4% of them being school projects, 24.2% residential projects, and 22.4% office projects. As for urban services, the top three industries are schools, residences, and offices, accounting for 27.4%, 24.2%, and 22.4% respectively.

1.Newly Added Third-Party Expansion Scale6242 Million Square Meters
In July, the top 50 companies added a total of 6242 million square meters of newly expanded third-party projects. The scale of expansion reached 300 million square meters for only 6 enterprises, accounting for 36.4% of the total; there were 14 enterprises with an expansion scale of 100-300 million square meters, accounting for 38.5% of the total; and the scale of expansion below 1 million square meters accounted for 25.1%
In July, Jia Life expanded its third-party projects to 53, with a scale of 438 million square meters, ranking first among all enterprises; followed by Shimao Services with an expansion scale of 411 million square meters and Zhonghai Properties with an expansion scale of 400 million square meters.
2. Diversified Industry Layout, School Projects Heat Up
According to monitoring data, the top three industries for third-party expansion in July were schools, residences, and offices, accounting for 27.4%, 24.2%, and 22.4% respectively.
Leading Enterprises Perform Well in Multiple Industries. More and more property companies are expanding into non-residential industries, enriching their service areas and seeking new revenue growth points. Leading enterprises have a competitive advantage in expansion across various industries. This month, Jia Life expanded its school projects the most, with an area of 224 million square meters; BGI Services expanded its residential projects the most, with an area of 120 million square meters; Shimao Services expanded its office projects the most, with an area of 144 million square meters; and Green City Services expanded its industrial park and commercial projects the most, with areas of 72 million square meters and 30 million square meters respectively. The scale of expansion for public infrastructure projects was the largest for Hua Run Wanxiang Life, with an area of 105 million square meters.
3. BGI Services Single Project with a Contract Value of Nearly 1.4 Billion Yuan Becomes the Champion of July
According to data on the top 10 city service projects in July, the total contract value is approximately 8.4 billion yuan, accounting for about 75.9% of the overall proportion. Among them, BGI Services single project with a contract value of nearly 1.4 billion yuan became the champion of July's city service project. This project is a comprehensive service project in Fuding City, Ningde City, with a service period of three years.
Newly Added Related Aspects Accumulation Analysis
Based on the data of related development companies, CR Property calculated the expected new sales area and corresponding property service company internal conversion project scale in July. The data shows that the top five enterprises are Green City Services, Mawan Cloud, Baoli Properties, Zhao Shang Jiuyuan, and Zhonghai Properties. These top five enterprises have high area conversion capabilities and confirmed growth potential.
This month, Green City Services ranked first in terms of newly added related aspects accumulation, with an area of 96 million square meters; there were seven companies that expanded their areas by 50-100 million square meters, accounting for 50.3%.
This month, the top 50 companies in terms of newly added related aspects accumulation had a total scale of 1084.2 million square meters, down 22.6% compared to June's data.
